    Then you need to remove your RTG's. Most peoples finances fail for any number of reasons other than a breakdown in trust.

    Hard facts is what matters.

    If they aren't on the deeds it isn't an investment for other children.[/QUOTE]

    So does borrower have any rights to property if on mortgage but not on deeds

    what about the husband and wife scenario on earlier post- wife on deeds but husband not- this is like my mums as I remember,

    Hello,

    I have a similar situation here. I have a mortgage with Santander against a property with my sole names on both. Now I wanted to make the following changes:
    1) Add on the mortgage my wife's name as she does not have steady income;
    2) Remove my name and add my wife's name on the deeds so she will be the only legal owner of the property.

    My requests were then rejected by Santander as they say the name(s) on both should be the same.

    What should I do then? Is there any lender allowing borrowers doing this?

    Many thanks.

    If she can't demonstrate an income/affordability they won't add her to the mortgage, nor consider removing you so this sounds like a non-starter.
