Argos or homebase playhouse?

Just wondering if anyone can help? Ive been very fortunate in that my child has been granted money for a playhouse for her and her brother through the family fund. They have given us £400 to spend in either argos or homebase...
My daughter is 4ft5 tall but thinks shes alot younger than she is, they want to play tea parties etc together.
So I have been looking at playhouses and alot of them are too small for her height, some will accomodate her BUT generally exceed the money granted, does anyone know if the summer stock suddenly becomes discounted at this time of year?
Or has anyone converted a shed into something like a playhouse?

You can use a shed with windows as a playhouse, get one with a split door, and dress it up with curtains etc. Garden Centres sell playhouses/sheds. Could you get a second hand one off Ebay/Gumtree or does it have to be new?0
