Need advice please help

Hi, I will try to keep brief
My ex owns the house I live in with his 2 kids, he has moved out.
Not married.
I have lived in it with him from day 1, I was in a less favourable position when we bought it so we thought it better not to include me in the mortgage.
I have a beneficial interest as I have paid bills etc and have paid for lots of improvements.
He wants to buy another house and has asked me to buy house from him. He doesn't want any equity just wants it off his hands quickly.
I have previously asked the question on whether I could get a consessionary mortgage to enable this, but I wonder if anyone knows if there is another way? Would halifax consider me just simply taking over the mortgage if I am not named on the original mortgage?
Any advice appreciated, I am clueless and need help.

  • My friend is in a very similar situation except she is married but still not named on the mortgage. When looking in to it though, she has found there is no way for her to take over the house other than to buy it from him and get her own mortgage. There is, apparently, no way to just 'take over' an existing mortgage. I'm not clued up in this area though, so I could be wrong. I'd advise to give the bank a call or call in to your local branch - they can be a big help if you visit in person!

    Halifax will certainly not just transfer to you, the concessionary purchase could be an option but from a very limited pool of lenders due to the nature of your relationship.

    If you have any recent adverse credit history, this will be virtually impossible

    I thought so vikki, so unfair as I have been paying for mortgage out of maintenance for last year anyway!
    Will try to find a broker then thanks Dave. I dont have any adverse credit. I have a good credit score and also have some savings too
