How important is landlord reference for mortgage grant?

  • My lender (PO) didn't ask for a landlord's reference, however the rent was paid by standing order so could be sign on our bank statements.

    Just because the landlords details are requested on the application form it does not mean the lender will apply for a reference.

    made the application earlier this month with Woolwich. My broker contacted me today saying underwriter has asked for tenancy reference to be produced.

    They are fine for me to get the reference from the landlord and produce it with them.

    My broker says its a minor thing and rest all has been good.

    Can you inform, in your experience, how important role the reference is going to play given information above?

    A reference from a private landlord isn't worth the paper it is written on and very rarely requested.

    If you were a landlord with the worst tenant in the world who trashed the place, didn't pay on time and generally made your life hell then the sight of a request for a referecne from a mortgage lender would be heaven. A chance to get the tenant out.

    For this reason they are worthless.
