Panic over self assessment submission times

Hi I received a letter from HMR &C in April saying I had to complete a self assessment tax return for 13/14 . It gives the deadlines for sending tax return in by 31st Oct 2014 for paper and 31st Jan 15 for online submission. Ive opted for paper. No mention in the letter that Id have to do the maths myself if I didnt return by a certain date.
(Ive never needed to do a proper tax return before , Ive only claimed tax back.)
Checked out the National Landlords Assoc website (seeing as I joined) for advice on what I could and couldnt claim for and to my horror saw the following
Submission of returns
A tax year or fiscal year runs from 6th April to the following 5th April. If you complete a paper return then the return for the year just ended will drop on your doormat in the few days following 6th April. If you have registered to file online they will not send you a return, just a notice to submit one. Completed self assessment returns must be returned by 30th September following the end of the tax year if you want the Revenue to calculate your liability or 31st January following the end of the tax year if you want to calculate it yourself or use an accountant. If you complete your return online using the Revenue's free software, it will automatically calculate your liability for you.
I know Ive left it till the last minute really , even for Oct 31st , but Ive missed it if its 30th Sept .
Where am I getting my wires crossed or have NLA got it wrong?
I was told in the HMR letter to download the form from their website , but they didnt state which form. I looked through and presumed it was SA100 2014 , with SA105 2014 for UK property as a supplementary page (hope theyre the right ones?) and they also state the same deadlines as the HMR letter.
Hope someone can set me straight . Thanks.

I think the NLA are talking utter bolleaux. I don't believe there is any 30 September deadline, and you will be fine with 31 October. The HMRC How to fill in your tax return guide (link below) says on page TRG1:

[FONT="]31 October 2014 to give us time to work out your tax bill, or repayment, and let you know the result, before the payment deadline of 31 January 2015[/FONT]

And breathe. Even if the 30 Sept date is correct you still have time to do this & put it in the post on Monday. What I would suggest is that you put the forms you have printed on one side & print them again. Fill in what you can. Remember that you will need to fill in your PAYE earnings & tax & also any savings (not ISAs) and the tax paid on them. Then come back & ask about any questions you don't know what you should put. There are a lot of people on here who rent out property and will be able to help you, unfortunately I'm not one although I do fill out SA.
The main thing is not to panic, you already have the info about what you can claim, so relax and see how it goes.

Looks like there was a 30th September deadline in the past. Latest reference I can find is 2007. The NLA site is probably outdated in this respect.

NLA 7 years out of date! That's some recommendation to use them.0

OMG what a relief. Thanks all. Can hardly believe I cant trust the NLA site ! Paying £89 or whatever it was , to nearly have heart failure!
Must admit I havent found their info on exactly what I can and cant claim for very useful/clear either , unless I havent found it all yet .
Cant post it yet as Ive a few sections of the form I havent worked out yet , but thank goodness Ive got a bit longer ! Feel less sick now! Thanks again for your prompt responses. Ill sleep tonight now.0 -
The deadline for paper submissions is 31 October whether you wish to have your tax liability calculated for you or not.
Just in case it arises in the future, if the revenue are late issuing the tax return then you normally get 3 months to file paper or online but if you file paper and want them to calculate your liability then you only get 2 months. That is when the deadline is different but in your circumstances the deadline is 31 October so panic over.Sealed Pot Challenge #239

Well, Im ploughing my way through the HMR&C

pages to see what allowances I can claim , it obviously it doesnt cover my exact circumstances , and seems to leave a lot to ones own interpretation - which has to be a bit dodgy surely? . Are there better/more appropriate pages I should be looking at please?
From these and other pages Ive trawled through , I think I may have arrived at what Im allowed . Be grateful if any experienced LL's would care to offer an opinion as to whether its correct.
The property was built 60's, is let unfurnished,not in a conservation or deprived area---- was livable in , but dilapidated somewhat . It needed a complete rewire for safety reasons , the plaster was blown and needed redoing in two rooms so I had those done and the rest skimmed. All ceilings had polystyrene tiles which had to be removed for safety reasons (and therefore reskimmed ) . Im thinking I could claim for the above things.
Two wooden windows in the garage were pretty rotten and I had them replaced with similar . Same with two rotten wooden side gates.
Im thinking I cant claim for these as they constitute whole replacements ?
I had a new cooker put in to replace the old broken one , but its far superior and not a repair , so I figure I cant claim for that.
New kitchen units and new bathroom suite - previous ones just dated and tatty, so cant claim for these smart new ones.
Shower unit broken, so replaced with similar (Too old for repair) . Thinking I cant claim for that as not a repair?
My understanding is that I cant claim for redecorating because it would be an improvement even if the rewiring required it and replastering to be done?
Carpets and floor tiles - somewhere Ive read you cant claim when its for the first let ?
I believe |I can claim for property insurance, joining the NLA , and EA costs for tenant find etc. Also for getting keys cut and photostatting essential paperwork to give to tenants.
