Affordable Housing, Section 106 query.

    Purely ancedotal but having working in the industry for over 25 years,I'm yet to see a single "Affordable housing" or Social Housing" property that has a higher spec than fully private sector home.

    All properties built in the UK have to meet certain standards (Building regs etc) they are no bigger ,certainly no better, than any other housing built in the UK. In fact they will be of a lesser spec and so cheaper to build..

    I would be interested to see some evidence of your claim..
    Does Parker Morris still apply to social housing?

    I'm not sure Bantex but my sons bedroom is 8' x 6' and built in 1997 so I wouldn't think it does.I'm yet to work in a smaller bedroom in a private sector property.

    And what does 'working in the industry' mean? Housing industry or RP industry?

    Actually yes Clapton, I know plenty about building regs. I've only been in the industry for over 25yrs. I don't know every single section,appendix etc of the building regs..     Educate me Clapton , what exactly are the "Social Housing Standards"? apart from all Social Housing must adhere to the current Building regulations.

    Actually yes Clapton I know plenty about building regs. I've only been in the industry for over 25yrs. I don't every single section,appendix etc of the building regs.. Have you got the faintest idea how many pages there are in the Building regulations?, or how many updates,changes etc are done every couple of years?

    Used to be Parker Morris when I was in the trade. Covered such things as minimum room sizes and number of power sockets etc.
    Don't think these ever applied to private housing.

    Not sure if your question was aimed at me Davey but "Working in the Industry" for me means exactly that. I did a 3 yr City & Guilds apprenticeship for Carpentry & Joinery, I've sub Contracted to companies building new builds, I've worked for Companies specialising in Grade I & II Listed Properties . For the last 14 years or so I have run my own business making bespoke Joinery.

    I'm sure other posters on the thread will post their experience of "Working in the Industry"..

    So is it applied to either now or in the past 20 years? As I posted, the spec of Social Housing was never as good as the private sector from what I have seen. On the Forum a few times over the years posters saying that Social Housing/ Council housing was always better than the spec of private sector housing but they never post any evidence. At least I have some experience other than living in a house.

    The only state specified housing that I have ever seen that was superior to the Private sector was housing that was Royal Navy Admiralty specified houses. They were top class in the accuracy of the building and the quality of the work.
