'Unsellable' house

Nothing, especially in the SE, is "unsellable".
It might be unsellable for that price, but that doesn't mean it's unsellable. It means it's too expensive.0 -
How old are the flats? If the archway has been used constantly for some time I would have thought a 'right of way' would be well established?0

Interesting... it would be one to look into. I'd guess the flats are 1970s, maybe late 60s.
The house, according to the owner, is freehold, but obviously one would have to check that.
Re anything else being built on the school site, there's no room for a block of flats to be built, though I suppose it's theoretically possible the school could extend into what is currently a small car park. OTOH, there is a small access road between the house boundaries and the carpark, so nothing could be built right up to the fence, if I recall it correctly.0
