    When we got pp for a loft convention and extension our architect cautioned us our best return on an investment was selling the property with the planning permission in place :).

    Nice idea. Seems like getting some proper plans for a full monty is a no brainer whether I press ahead or not.

    Just need an architect ...

    not sure but I think I recall there are special plants you can grow and see if you don't mind large electricity bills and you don't get police helicopters locally?

    Led lights changed that dynamic a long time ago.

    Your house sounds like mine would be if it didn't have an upstairs bathroom and an attic bedroom. Where your stairs go up the middle of the property mine has a narrow landing on the lefthandside which leads to a staircase which goes up the side wall of the house. My back bedroom was converted into a small room and a bathroom long before I moved their so I guess thei ssue of losing space wasn't an issue.

    Would depend entirely on what is available in that area. A shortage of 3 bed houses might make it worth doing, while a glut of new builds could rule it out.

    Our friends did it because they needed the space, love the area, but did not want the hassle or expense of moving. Doubt they will make the money back, but they have the house they want.
    Been away for a while.
