Hmmm just checked an average 40k difference between 2 bed and 3 bed houses. No stats to tell the difference between 2 bedders with converted attics and 2 bedders without though.
It seems not much value can be added, I guess the main value is in yield from having a spare legal bedroom, so better to make it safe and legal if renting out but not bother so much if not.
Must be an area of pretty low house prices.

Your house sounds like mine would be if it didn't have an upstairs bathroom and an attic bedroom. Where your stairs go up the middle of the property mine has a narrow landing on the lefthandside which leads to a staircase which goes up the side wall of the house. My back bedroom was converted into a small room and a bathroom long before I moved their so I guess thei ssue of losing space wasn't an issue.

Would depend entirely on what is available in that area. A shortage of 3 bed houses might make it worth doing, while a glut of new builds could rule it out.Must be an area of pretty low house prices.

Our friends did it because they needed the space, love the area, but did not want the hassle or expense of moving. Doubt they will make the money back, but they have the house they want.Been away for a while.0
