Good Afternoon,
I will keep this as short as possible but would really like some advice:
Background information:
11th August: Went to see New Build house. Liked house and also Mortgage advisor who was on site. After giving him some basic information he said Nationwide would offer us the best deal. Brillient!
12th August – He emailed us the Help To buy form and asked for scanned copies of our payslips
15th August – We emailed him back the completed form and bank statements (delay due to me having to go into work and get my last pay slip – I was on holiday that week)
18th August – We get an email from HTB saying it is all OK.
26th August – Phone call from Advisor saying that he noticed our bank statements had student loans on them and Nationwide would not accept us on an affordability issue, however he said that Hallifax would be fine and did we want to go with them? We agreed and he said he would send us some documents in the post, should be here by Friday.
NOW: No documents arrived on Fri or Sat and this afternoon I was board to decided to check my credit record as I have not done it for the past 5 years. First thing score of 956 (excellent) and then to my surprise I spotted that Nationwide had done a search on the 13th.
My Questions:
1 – Why did the Advisor submit a search only 2 days after us seeing him. He did not have our bank statements at this point and only basic info we gave him (address and ‘estimated’ salary). I am confused why he did this search nt having / or asking us about our outgoings.
2 – How long does it take for a search to show up – No search from Halifax!! Does this mean he has not done it yet - which is why I don't have any documents in the post? If so, will be phoning him tomorrow very angry as he said he would post them that afternoon.
3 – Would the search from Nationwide now affect our record and will the mean Halifax wont offer to us. If this is the case I will be very mad!
Any help to the questions, very much welcomed.

1) Ask him? Personally I do not do credit searches until I have everything down on paper and the evidence (bank statements etc) to back it up.
2) Which credit file have you checked?
3) It will have an impact, only a very minor one though. If this is enough to stop halifax giving you a mortgage you must have been very borderline anyway.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. How easy is it to answer questions like this! I prefer this to be people who write life stories all in one paragraph with 15 questions we need to decipher in the middle with no question marks as clues as to where the questions are....
2) It should be showing if he has done it. Halifax only do a soft footprint at DIP stage but im sure it should be showing.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. Very odd....
Just heard back from the MA who said that he got a AIP with Halifax, however there is no evidence on my credit record that they have done a search....would they not do one or leave it until the full application. Everything i have read indicates they do it at the AIP stage?0
