settled delinquent account and mortgage

I have just discovered that I have a current account which is marked as delinquent (settled 05/2012) on my Experian report. We are trying to obtain a mortgage and HSBC conducted a soft search and refused us for this reason.


Our broker recommended Halifax (prior to the Experian discovery) which we wanted to try. Does anyone have any experience with Halifax and this kind of negative mark?


My score is 999 by the way and the other 2 credit agencies have us down as excellent and good. I'm starting to fret!

    Credit scores don't really mean anything. Each company makes up their own score anyway based on your information, so don't be lulled into a false sense of security by that.

    All you can do is make sure you're using a whole market broker, and not just the estate agent one, and they should be best placed to help you.

    Have a search on the forum for mmr as that is the new afordabilty rules which also may trip you up.

    Presumably if this account was settled you are aware of it? Makes your 999 score worthless which unfortunately they are. As Experian doesn't lend money merely collects data.
  • Yes I am aware of it, I just wasn't aware that it was marked as delinquent on my file. I figured the scores are just a guide, I just wondered if anyone had the same issue and managed to get a half decent mortgage.

    Lenders will "score" you themselves against their criteria. So the nature of the default will determine those that will consider you. Contact a local broker for advice.
