Self -Employed business not in Uk

Hi
I am looking for some advice for a friend,
She is self-employed with property and a business abroad,
The business is affluent and the property worth a considerable amount.
She has been advised that she cannot get a mortgage because the business and property is in China.
Is this true and is there any way of overcoming this obstacle?
A deposit for a house is not a problem. Thanks for any help you can give.

If she has previously resided in the UK, or intends to return, then yes she can get a mortgage. subject to her income abroad or if it is to be let out how much rent per month it might receive.
