    That's all sounding much steadier :-) and well done on your mse tendencies, esp. with OH's knowing his Mm100 so well............))))))

    The dilemma is.. Do I buy the stuff now while majority of its in the bank holiday sales? Or do I get the labour and the repairs done first and see what's left over? I'm so stuck what to do because I do have to get these bits and If I wait till after I could be paying double?? But if they discover any major problems then I don't have any money left in the pot!

    Set my standing order up to make my first payment and I've got my pay aside waiting! I was thinking that I would set up two HSBC reg savers one for £250pcm and the other for £50pcm that would earn me 6%. I would pay the payment for £700 to the loan and the additional £300 will go into these reg saver once they have matured I can pay that to the loan with the interest.

    Writing down exactly what I spend... The issue is me really. I am a spendaholic and my poor OH has really no idea what I spend. I'm hoping my diary will shock me into changing my ways.

    Looks as though you are doing well and have a good vision of what you want etc...I would probably fill in a SOA just to make sure your spends don't dwarf your income...£1300 to live on will heavily depend on your life style, bills, cars, shopping, entertainment, etc.

    Having bought my first house last year I wouldn't have dreamt of spending thousands on furniture from borrowed money, but then I'm very financially cautious and risk averse.

    One thing I did wonder about - you say the house was "worth" £200k, you could get a mortgage for £150 and you wanted £20k for fixing it up and buying furniture (hence the £72k borrowed, presumably the £2k difference is SDLT/other costs). That implies that effectively your entire deposit, or at least the majority was borrowed from a 3rd party. Did you struggle to find a mortgage lender, as I thought most of them wouldn't like you to be borrowing the deposit, particularly on this scale?
