Google Mortgages shows 2.39% Santander mortgage but can't find it anywhere else?

So if you search google mortgages, a fantastic 2.39% two year fix appears for santander, fee of £495 max ltv 85%.
Anyone know if this is available through a broker somewhere? I've been looking but so far nothing, starting to suspect it's listed incorrectly. Specifically looked at the santander for intermediaries website and the L&C best buys table, amongst others. Thought I'd ask on the off chance its legit, would save me a whole bunch of money !

Santander are probably crumbling under their workload already, do offering that would bring the superpower down.
You may get 3.5-4% rates at that LTV. 5% if your lucky.0
