    How can predicting moderate to low HPI be considered bullish, if anything we are the bears and you're just deluded, calling a crash YEAR AFTER YEAR...........

    I don't think anyone on this forum had called for or supports massive HPI... I know it isn't sustainable or healthy for the economy.

    Playing bulls and bears is so GFC.

    You're looking for a house. The only thing that matters is whether houses in your price bracket have gone up or down since you started this epic journey. Most grown ups seem to agree they've gone up.

    Luckily you struggle with stats so when you buy in the next couple of months you'll be able to say that you saved £££'s by waiting (we'll ignore the rent if you like). Then come April you'll say there's a rush on as the BOMADS descend on Newham buying up those expensive holes for their grateful offspring. All of this will be backed up with your usual meticulously presented evidence i.e. made up.

    From what I can see he's adopted the Crashy approach. He's gone from 3 beds in Walthamstow to 2 beds in Stratford and declared they have fallen into his price range.
