Achievable Rates for me?

Trying to see if it's now a good time to go see a broker or if the rates will be far too high. Is my file too much of a mess or will there be enough time between default dates and now to go and get something?
My file is a mess from a historic blip when my self employed business failed. I have 8 defaults from this period and 1 AR marker.
Most recent default date is approaching 3 years and the last one was settled/part settled almost 12 months ago.
Since my defaults I've never missed a payment, and my 8 year mortgage history is perfect. I have 2 mobile accounts 5 years + with no late markers. A credit card (6 months old) all green.
My wife has a perfect file, all green marks, 2 credit cards paid in full.
I am a 10% director of profitable business.
Earn £33,000 + £10,000 dividend lump sum each November
Will all of this be counted as earnings?
My wife has been self employed since April so I don't expect her earnings to be counted unless we apply in a year or so.
I will have min £42,000 in equity and £10,000 - £13,000 in savings. Looking to buy a house round about the £200k mark, if I can borrow £145-£150k.

I forgot to mention one important factor. I'm in Scotland, I know this narrows down the lender options.
