    It could be a conditional fee arrangement on the EA's part that £135k+ attracts 2% commission, <£135k is 1%. I can't see why the EA would be that bothered otherwise (unless it is down to stupidity of course!).
  • I just spoke to the bank and they've confirmed that furniture cannot be added to the mortgage. Which is common sense really. Fixtures and fittings can obviously be included because they're integral to the property
