HSBC was always going to be a waste of time.
A good broker with experience of adverse credit will deal without this situation with a problem - subject to full underwriting.
Most likely on a good rate of around 4 %

The Post Office were going to take too long to get back to us, min 2 weeks.
We have got in touch with a broker who we are meeting on Monday night, I explained the situation and he thinks he can help, fingers crossed!0 -

The Post Office provide Bank of Ireland mortgages only, so you would be best to speak to a 'Whole of Market' Broker. London and Country are fee free but don't meet their clients unless they live in Newcastle or Bristol. You should be able to find a whole of market broker locally, I think you can't beat meeting face to face rather than dealing with someone in a call centre.

We are using one that my brother in law used a couple years ago.
The default was for £1000, clear off over a year of payments.0 -
So an update on this one, any further input would be gratefully received.
We met with the broker on Monday night and he took us through our options. We spoke with him today and he submitted a DIP with Halifax who accepted it with the response, "referral on full application". This is good in respect that someone will actually look at the account hopefully, I am relying on the underwriters will see I have been a good boy for 24 months now!
We are going to submit a full application on Tuesday so fingers crossed but still not getting too excited about it!0 -

Good luck with Halifax. My husband and I had our previous mortgage with them and once we'd accepted an offer on our house, we went to them for a DIP to make an offer and were declined straight away. We have a default a lot older than yours for less and had a 50% deposit. My experience is that they don't like any adverse credit history!0
