Best morgage companies for self employed people

I'm currently self employed. Own a VAT registered company and pay myself from this company - only set up at the beginning of the year.
Are there any mortgage companies out there that offer good rates that could help me? - my business earns a decent amount and I'm the sole beneficiary.

If you are a contractor, you may have the option of lenders who will take your daily contract rate.
If you are a bog-standard self-employed individual or director of own limited company, you will normally need two years' accounts or two years' HMRC SA302s and the lender will average your earnings over that period.
If you have less than twelve months' I don't see you getting a mortgage until you have at least one year's trading record, possibly two.I am a mortgage broker. Agree with Kingstreet - it's one for a broker either way as even with one year of accounts, you may well need a broker to access a lender who can help. One that I can think of off the top of my head will happily look at 1yr trading history but is an intermediary-only lender...I am a mortgage adviser.You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. You are too early, but if you want to be prepared contact a broker now and have them guide you on when it may be practical for you to apply.I am a Mortgage Broker
