Morning All
I have a two year fixed rate mortgage with Nationwide due to expire and revert to SVR in October, naturally I am starting to look around for a better deal, outstanding amount is £174000.
Back in July I took a further advance of 15K which was issued as a separate product, (different account ref number) this is a 2 year fixed deal so not due to expire until 2016.
My question is do I have to re-mortgage both loans or do I just deal with the initial fixed rate loan due to expire soon, in other words can I take the £174000 to another lender while leaving the 15k with nationwide for fixed period?
Thank you in advance.

You can take a NW product on the £174k but if you want to go to another lender you will have to redeem the Further Advance as well (and incur the ERC on it).0
