Hello all,

Il just give you guys the heads up about my case. My husband and I are looking to purchase our first house together. We are currently living with parents so we can save for our deposit etc.

My husband and my joint income is £33,000 and have not yet found a property. We got recommended a mortgage broker by a friend so he Is looking to see how much mortage we can get so we know our budget for when we start to house hunt.

The MB asked us for 3 month pay slips and 3 months bank statements plus our passports so I copied all these and sent these across. He advised us that he will put an application in with the halifax to see how much they could lend us. I'm guessing this is where they do the affordability checks etc.

The MB rang me this evening with an update and said that my application has been referred to the credit department. Does anyone know what this means? One thing I can think of is my husbands passport. I sent a copy of his old one by accident. Do you think they picked that up? I have since emailed my MB his new passport copy.

I'm really worried as I haven't even got an AIP or a DIP from them yet. Any advice would be appreciated.

Thanks xx

More likely referred to the underwriters. All part of the lending process. Speculating at this point without fuller details is rather pointless.

    Thanks for your reply.

For what possible reason could the referral be for?

any number of reasons. Undisclosed credit, adverse credit, tight on credit score, tight on affordability, keying error, Hunter match, internal credit match, high exposure in the post code plus many more.

Wait and see what comes back. Don't worry too much n the meantime, there's nothing you can do

Data from current and previous credit applications is compared by National Hunter to indicate any places where differing data has been entered.

I'm guessing something about this fraud detection system: http://www.experian.co.uk/identity-and-fraud/products/hunter.html
