Halifax caused my mortgage to fall through but solicitor still wants fees

    i am telling you that they were ALL carried out by halifax. This was confirmed by Experian, hence them being removed from our credit report.

    This is no longer the issue, my issue is the solicitor fees which i feel i should not be obliged to pay. i will know more after i see the agreement which we had. Ill keep you posted

    I wouldn't be too sure about that. There are 3 credit reference agencies. Have you checked the other two (Equifax and CallCredit) for the same 'damage'?

    Check your T&C which you will have agreed. For the sake of £400 - just pay it. Its part of buying and selling houses. You win some, you loose some.


    If all this is Halifax's problem, write to the financial ombudsman.


    In future, use a broker.

    How long did the this whole process take? Some new mortgage rules called mmr came in at the end of April so if you first applied before then it might be due to the new rules they turned you down, and nothing to do with the searches.

    Don't pay much notice to the credit score numbers experian, noddle etc make up as the banks can't see those and they base any decision on their own internal version based on the info they can see in your history.

    It isn't only your credit score which decides if any bank will give you a mortgage any more, so if you go into more detail about your income to loan ratio etc people might be able to help explain why you were turned down. Do you have kids as child care costs etc are factored in now.

    Also take a look on quidco as I think you can still get cashback for doing a month's trial on most the credit ref agencies, so you get money rather than giving them money.

    What did you instruct your solicitors to do. Normally until there's a mortgage offer on the table no work will commence. For precisely the reason you've encountered.
