Nationwide DIP, Take Fee then Decline

Please help!
We recently applied to remortgage with Nationwide through L&C. We scanned and sent over the required documents and was accepted (DIP).
We paid the fee £99 and sent over the original documents and they declined the application.
L&C said it was because I was the only one on the mortgage, but the child tax credits had both our names on.

They new this when they agreed the DIP so why take our money then decline? Not only that but they cancelled the valuation visit without letting us know and we waited in all day.

Reluctantly we re-applied with my husbands name on and down as not working. They have accepted, but now ask for his wage slips. I have been reassured by L&C that is an automated email but I am concerned that they will find something else to decline for or that he is a dependant on my salary.

That would be £198 taken and declined both times without any change in original documentation. Surely they are taking my money under false pretenses? Plus will this affect my credit score? Has anyone had experience with Nationwide mortgages? They did the same thing to me 4 years ago when we were first time buyers, we ended up going to Halifax with no problem.

I appreciate any help and thank you in advance.

    Any Lender can decline a case at any stage for any reason - this is not unique to Nationwide. They hold the money, you as the borrowers want it and you need to jump through all the hoops.

    One for our friends at L & C to sort.

    Their case - their problem.

    The problem i face is L&C are dealing with it so I don't get to see what they are submitting to Nationwide at any point. I can't speak to Nationwide direct as L&C are dealing with it, but I would like to complain about them taking the £99 reservation fee then declining. They were given the Tax Credit info when they agreed the DIP.

    I struggle to understand the process that Nationwide follows.

    Firstly DIP, You complete a full application, they take your booking fee (£99) and Valuation fee (£200 +) and then instruct a valuation.

    Only after they have done the above do they start to look into the detail of your full application.

    I recently applied but I am currently unaware of what is really happening. So far I have done full app, all docs, paid fees, valuation completed and that is where it has stopped.

    NW hadn't linked the Valuation to the file and now I have to wait 48 hours for the next update. You can't help but worry in these situations.

    You should be refunded the original £99 booking fee though if they declined you.

    The broker was given the tax credit info - you cannot say if Nationwide were.

    If you have a problem take it up with L&C not the Lender.

    The Lender is only going on the information they have.

    You can speak with NW direct, I did.

    I have emailed L&C asking if the Tax Credit info was submitted in the first application and questioned whether they should have taken the money for the fee if this was the case.
    I will see what they come back with and possibly contact Nationwide to see what they had recieved at their end.

    This sounds like its L&Cs mistake.
    They should have spoken to nationwide to ask whether tax credits received in joint names would be ok on an application in a sole name.

    If nationwide said yes and then declined - nationwide are at fault and I would want my money back.
    If nationwide said no or were never asked and the application still went in then its L&Cs fault... I think this is most likely.

  • we have been with the nationwide for over 20 years , we want to move , when I rang thme they said we had to have a credit check , despite us not wanting to borrow anymore, just move the initial mortgage , they have declined , so where do we go from here

    find out why you were declined, then look for a lender that doesnt have that issue.

    Probably best done by a professional mind so speak to local brokers
