Solicitor 3rd Party Fee's

Hi,

Just wondering if there any experts out there who could possibly shed light into what 3rd Party Fee's are essential for solicitors to charge for.

Bit of back story: we got a letter from our solicitors with all the information we needed to fill in and send back. However, I noticed that the charges hadn't been calculated properly (there was no overall total).

I wasn't eager to sign documents without the overall fee on there so I asked the solicitor for a recalculation. He responded with recalculated fee's and decided to add a Bankruptcy search charge saying it was essential and they didn't know why it hadn't been added before.

Needless to say, I'm now a little bit skeptical and being first time buyers I feel we're having the wool pulled over our eyes.

I was wondering whether you fine people could help me out?

So far we have listed:

- Local Search
- Drainage Search
- Environment Search
- Bankruptcy Search
- Land Registry Priority Search
- Land Registry Charges

Is this normal? Are these essential charges?

    Are the searches required by your mortgage lender?

    Land Registry fee for filing the transaction is normal for any property purchase.

    Im pretty sure bankruptcy search is standard.

    Solicitors have a handbook from the lender which will confirm what searches need doing - they can differ slightly although in the main they are the same. In certain areas you may need additional searches such as coal mine searches.

    Bankruptcy search is standard if taking out a mortgage. Also should be no more than £15.00 each per person inc VAT.

    These are disbursements not charges. There's no profit for the lenders.
