mortgage company survey

Hi

We had our own building survey on a property. Nothing "serious" or "essential" was found, however some damp (and potential reason for it) and rotten soffits and bargeboard noted.

I've seen details of the mortgage companies survey which mentions "evidence of dampness and timber infestation", so now I'm worried something else has been spotted.

Would the mortgage company surveyor be able to provide more details about why they noted the above? Or is this something they can't do?

We have had the mortgage offer btw

    They are pretty much standard C&P stuff on every valuation report on an older property. The surveyor is simply suggesting you get further specialist advice on these issues, if you wish to do so.

    It sounds like the lender isn't worried about it, so you should take it up with your surveyor if you want further advice.

    Otherwise get an independent specialist to comment on the issues. Do not get a so-called "free" report done by a contractor. This would increase the risk of unnecessary work being quoted.

    What does 'C&P' stand for?! (and yes it is an old property)

    Evidence is sticking a "moisture" meter against the wall and suggesting a reading means damp.

    This can be soil too high outside bridging the damp course, leaky rainwater goods etc. It doesn't mean the DPC has failed.
