Part Exchange Experiance?

Hi
we are looking toward the end of the year to apply for mortgages etc, and have found a broker who we will use then
but Im looking for experiances of part exhcnages and what type of money you come out with?
we have a house on the market and if t doesnt sell will look to part exchange it
so far we like the builders barrett homes and strata has anyone dealt with them? we had three valuations on our house, 127,500 119,000 and 115,000 so a wide variation
and how often are part exchanges refused?
i worry ALOT

We have looked into part exchange with Barrett homes and found that on the site we were looking they would only consider part exchange once the property has been built to roof level, so often it's the plots that no one else wants. Theysa I'd the offer they would give would be the average of two valuations 'to sell within 6-8 weeks' so the valuations would not be the same as an estate agent valuation.
Each site may vary, it is worth visiting to ask a few questions without committing to anything.0 -
Taylor Wimpey were willing to consider part exchange on undeveloped houses when I went to them, however there are four buyers for every house on the development I have now moved to. They can afford to be choosy.
If you go for a part-exchange - don't expect to get much in the way of negotiating for upgrades, or discounts etc. (Although don't let it stop you trying!)0 -
