Getting house valued... What affects the price?

I am wanting to get my house valued and want to have it valued as low as possible as this will be in my best interests. I am considering in the future of getting my bathroom gutted and refitted. I was wondering how much it would affect the valuation if it was valued with the bathroom gutted at the time of valuation or whether this would have no effect at all on the final valuation. Like I say, the lowe the value given the better as far as I am concerned! Long story!

    Ripping out a bathroom and not replacing it would certainly decrease the value.

    Getting squatters in for a few months would be a good way of lowering the valuation.

    I'll take a guess. So, you are in the middle of a divorce and need to split your assets. You want to keep the house so getting a low valuation is in your best interests. Do I win £5? :rotfl:
