Mortgage on flat above shopping centre

I am interested in putting in an offer on a purpose built flat above a shopping centre. The flat is on the second floor, accessed from outside the shopping centre and is one of about 30 purpose built when the centre was built 25 years ago. The flats appear well maintained.
While I do not need a mortgage for this purchase I am interested in whether resale of such a property will be difficult, it seems to have hung around on the market for a while. Is it mortgageable, would a mortgage be difficult to get?
This will affect my offer so thank you for any replies.

There are lenders who will lend above shops, however it will always depend on:
- What shops it is above/near (off licenses, restaurants, take aways, launderettes, bookies, bars and pubs can all cause issues).
