Electoral roll - who to avoid?

Hi,
1st-time poster here...
I've been renting at the same address for the last ten years in central London but I am looking to buy a property outside in commuterville, as a first-time buyer.
I've had to leave the rented property and I am staying at my sister's whilst the property search continues.
I've registered on the electoral roll with her council (Havering, East London) but I understand it takes a while to be processed, and a bit longer before credit searches will show me as being registered at that address.
Reading some threads on here has led me to believe that applying for a mortgage in the meantime will be doomed to failure with certain lenders, such as Nationwide, for that reason.
So:
1) Which other lenders I should avoid?
2) Would a broker be able to get around this issue? (I was previously intending to go direct)
3) Would applying direct to Barclays/Woolwich be a safe bet as I've been banking with Barclays non-stop for 24 years. I have a current account and 2 savings accounts with them, plus a Barclaycard, so IDing me should not be a problem for them.
For background:
Single applying alone, looking for a 5-year fix, LTV 70%, price of property circa 250k, on 50k salary (so 3.5x). I have 90k in savings (so 15k left over for other associated costs, furniture).
My credit history is clean, as it should be as I've never missed payments or gone overdrawn. I've checked all 3 CRAs for nasty surprises and found none.
Maybe I'm worrying over nothing but I don't want a couple of rejections stinking up my credit file.

Thrugelmir - I had continuous ER history for 12 years and Nationwide said they would not lend until they could see me on the register via credit file and wouldn't accept alternative ID.
OP - I'm currently going through Skipton who have been great so far and it states in their lending documents online that they can get ID/address verification via alternative documents.
I also rang natwest who said they would accept alternatives but the product I wanted was better at skipton.
Post office also said they would accept it.
I'd say go with a good broker who will check it out for you. My initial broker was useless and didn't check with nationwide beforehand and caused a LOT of stress when it was rejected! Make sure whoever you use is definitely checking - there are plenty out there who will accept you but there's just a bit of checking to do.
Good luck! I was so frustrated by it, this new government system means the councils are totally backed up with applications. By the time I'm on the Leeds ER I will likely (fingers crossed!!) have got my new house in another city and need to change again!0 -
It could be beneficial using a broker.
I imagine you could get this done yourself but it never hurts to have a little bit of guidance.
Usually for something like this I would say your current lender could be a good shout, however I have recently done a mortgage for someoen who banks and borrowed from Barclays, they wanted paper evidence to show he had cleared his loan?!?! That was a fun phone call.
It still might be worth trying your bank, but a broker may be able to find you something better?
