Lender states survey price needs negotiating - confused

Had a call from underwriters, they took the fee for the lenders valuation - they use countrywide. I opted for a structural survey but underwriters said Countrywide will call me and its down to me to negotiate the survey price with them. When I got my AIP a few months ago the MA advised of the prices for the structural at 780 including valuation.

Its a standard built 3 bed semi, what is the going rate on the market for a structural ?
Also is it true that they will deduct the valuation fee the lender has already taken off me?

There is no price list on countrywides website so this just adds to the confusion.

    Prices and processes vary from lender to lender.

    Typically though, if you want anything over and above the valuation it will be a set cost and that will include the valuation.

    If you have to pay separately then I imagine it will be cheaper to find your own local surveyor.

    Most lenders publish a price for a mortgage report & valuation or a mortgage report & valuation and homebuyer's report.

    If their surveyor gets involved in structural surveys, the price is usually set by negotiation.

    Are you sure you discussed the cost of a structural survey at DIP stage and not a homebuyer's report?

    Any chance you could tell us which lender we're talking about so we can at least try to establish if there's a published cost chart?

    I obtained all 3 quotes at AIP stage as I wasnt sure then which one Id go for. I have found below table on lenders website, the values for the valuation and home buyers matches what the MA said but I guess their guidelines changed over the last few months as this now states for full structural negotiate with surveyor.

    All being well Countrywide will call me tomorrow so trying to find a yard stick for properties £00 to £150k standard build structural surveys.

    Is there any national surveyor that publishes their rates online or do i need to get yellow pages and ring around local surveyors ?

    Ive been looking for comparison sites and found below but it cant be right as they quote around 400 for structural :/ so any pointers in the right direction will help. Thanks
