Staircasing / Solicitors question

Anyone have a *rough* idea how long I should expect the solicitors to take to complete all the paperwork on staircasing a flat to 100%.
I'm holding back on any searches etc until I've had a formal offer from the mortgage lender but worry I'm worried I will run out of time.
The Housing association put a three month limit on their valuation, which will then run out on the 24th of September. I'm not expecting any grace period from them...

The searches probably work out to be £150-£180 - is it really worth delaying your sale so much? Some councils take 21 days anyway - and you could be applying for them during holiday season! I would instruct the searches straight away!0

Well there are a few more charges to do with it being shared ownership but am beginning to think I should just instruct and hope for the best...0
