Remortgaging from abroad

Hi,

I am looking for some advice. Me and my wife own a property in London. We moved to Sweden in 2012 and rented the property out. I am coming to the end of my fixed rate deal with Santander in September 2014. I am looking to remortgage and fix it again.

Value (estimated) c£450k, bought for £411k in July 2010
Outstanding (estimated in Sept when deal ends) c£179k
Current fixed rate 4.59%

It is rented out and we receive £1,430 per month which covers the £1,014 per month mortgage payment.

It does not seem easy to get a new deal as we are non-resident in the UK! Perhaps I should just go onto SVR which is currently 4.74% (how much and often does this fluctuate?). Or maybe it is just easier to sell (but I am very reluctant to do this)?
