Being MF...impact on new mortgage appliacation?

My husband and I are thinking of paying off our mortgage, we invested some inheritance and could pay off our mortgage. We currently rent our house out as my husband's job takes him here, there and everywhere. However, with children of school age we are thinking of selling the house we currently rent out and have outgrown and buying our forever family home and he will weekly commute. If we pay off our current mortgage, would that have an impact on us obtaining a new mortgage? I have a credit card which is paid off every month, that and the mortgage are the only things we owe money on.
