Mortgage Completion Concerns

I'm hoping I'm worrying over nothing but I would appreciate some opinions on my situation.

I've had my full mortgage offer from Halifax, we have not exchanged contracts, and I'm due to complete on the 25th. At the time of application, I fully declared all my credit commitments, and everything was approved. This week though I was working away from home, and I had a car breakdown. Long story short, I had to put repair costs on my credit card (only card I had available at the time). The card had nothing on it, but now has around 250 on it. I'm worried that this may now affect my mortgage offer. I can pay the money back on my card, but I'm concerned to take any further action which might rock the boat.

Is this likely to be a major issue for me?

    It'll be irrelevant even if they knew about it. Such things are a fact of life of motoring costs. If you couldn't work for months due to injuries that could be a factor, but not a fairly small bill for repairs. Given the low amount there's also no reason to be proactive about telling them, it's just not a material change in your circumstances.

    It's unlikely that they will even know about it unless your card bill date is before the 25th, since they would learn if they did an updated credit check just before completion. That does happen sometimes, it happened to me, it's more likely to happen if there has been several months of delay between acceptance and completion.

    You can tell them if you want to, though, and if that makes you sleep more easily, go ahead.

    Don't tell them and don't worry.... £250 will bring your affordability down by £12 a month. Impossible they would do anything about about this or even check.

    Stop worrying and enjoy the ride, we exchanged yesterday and are completing today. It'll all be worth it :-)
