    Checked my credit report and my late payments are like this very shop direct which only has £538 on it
    1 02100000100 and year before that all 0000000000

    then just late payment on my barclaycard.
    all the rest are 00000000

    Should I pay the shop direct off now before the equity is released? or when equity is released with everything else?
    all my debits are settled.

    Would this help my husband sole mortgage application?
    He doesn't want to worry me with the whole process due to me being seriously ill until recently. we should have a month - month 1/2 between our property completing and new property being ready for the mortgage to be drawn down.

    I looked at the lending criteria of leeds building society and the suggest that
    • No arrears on any current or previous forms of credit in the last 12 months, where the cumulative amount overdue exceeds one monthly payment.
    • No arrears on any current or previous forms of credit in the last 3 years, where the cumulative amount overdue exceeds two monthly payments.

    I am confused about those two bullet points....please could some one explain it to me?

    It means you fit their criteria.

    00012000 - means you did not go beyond 2 missed payments on the trot.

    Stop worrying you have passed the DIP.

    With all respect, this is ridiculous - if buying a house is causing this much stress after being ill, I would pull out. No house is worth being ill over.

    As I haveearlier in the post, you are most likely financially linked yet he has still passed the DIP. Even if a joint application was made - you still fit the criteria.

    IF Leeds do not lend the money, there will be other lenders who are less stringent who would do this in joint names. So if this falls through, there will be other options - even in Scotland.

    Speak to your broker about your concerns. He should be atleast attempting to settle your nerves and giving you timescales of what to expect and when. As I said earlier or pm Leeds are not the quickest, so just sit back relax and let it follow its course.

    Thank you so much I thought I was being a worry wart for right reasons.... now I know I'm an idiot its just been such a horrid yr.... the smallest thing sets me off....
    No I need to move current house is right next to in-laws.... and so thats why I got so ill....that and working as a teacher in an inner city slum school...

    Hubbie doesn't want me worrying about finances as Ive got so worked up about the amount I owe due to illness....

    Thank you I owe you so much just for that

    If you have 2 months arrears in the last 12 months then you are outside of criteria and the underwriter will decline. Passing score is one thing but you are out of their published criteria if 2 months arrears in latest 12 months
