Selling one NB to buy another

Hi,
I purchased a NB property on my own back in March 2013. I am now looking at selling this NB and buying another NB (about 30 miles away), this time with my partner.
Both these NB Houses are with different developers.
Would I best selling my existing NB, then go back in as a first time buyer with my partner for the new NB property?
Or look at part-exchanging? (or would different housing developers consider this)?
Looking for any advice or help, and what options would be available to me?
