    Due to MMR I would be surprised if 12 weeks will still be the average time it takes to move.

    I'm in week 14, with hope to complete week 16.

    Buyers mortgage took 6 weeks in total which caused initial delay.

    OP did not include apostrophes, so neither did I! They don't need the apostrophe police, they already have enough problems! :D

    Sorry threebabies to be too lighthearted! Housebuying/selling is a nightmare.

    We have only ever been cash buyers, or at the top of a chain with no deadline- you'd think it would be straightforward but no.

    Let's see... the time it dragged on and we were on a narrowboat holiday trying to answer questions while navigating canals.

    The time our buyers' home was being compulsarily purchased by the council and the council didn't hand over the money until 15 minutes before the banks closed on completion day. The communications between the council and both the buyers' and our solicitors got so ridiculous the buyers and ourselves were collecting paperwork and delivering it in person.

    The time we were at the top of a chain and the first time buyers at the other end turned out not to have enough for the deposit and had to be lent the money by their solicitor (back in the 70's - different times!)

    The time we were living with my aunt during a gap between selling and buying and she got run over and ended up in hospital on completion day - then on the day we were due to move into that new house we couldn't escape from my aunt's to meet the removal men because there was a huge swarm of bees outside the door ( it was like a horror film!)

    The latest house we sold took 6 months because of faffing about by the buyer's mortgage company's solicitors. He was a nephew of our neighbours so we knew him well - he was as frustrated as we were.

    The whole process is stupid - IMHO it should take no more than a fortnight, maximum, and is dragged out by greedy middlemen trying to justify their bloated fees.

    Estate agent has been great chasing and chasing the buyers.

    Survey done, that was errrmmm 10 mins well spent.

    Now to the next hurdle (utters a strangled scream!)

    My buyers didn't do searches until week 7 its week 18 now and they have not signed the contract they have had mortgage offer since week 7 also - no 10 week wait on that one?
