Natwest advice please!

Any advice/thoughts/past experience would be greatly appreciated!

My partner has a salary £40k but I am a phd student on a stipend of £16.5k. We went direct to Natwest (was very difficult to find a lender who would take stipends) and got an AIP for £260k ( they didn't do a credit check though :huh: ).

We now wanted to do a full application later this week... What's the chance that they will turn us down? Or reduce the amount that they are willing to give us? Our Equifax report is all green (excellent) bar the electoral roll section which was orange.

We found the perfect flat (London) :D and seller wants a quick sale. Their intermediary site says that they are looking at last Wednesday's applications (today's Monday). How long does it take to apply for a mortgage direct? Would it be faster via mortgage broker?
