    Hi,

You do not have to necessarily see any adviser face to face, although sometimes I understand why people prefer it.

It will be well worthwhile achieving your Experian, Equifax and Call Credit reports in advance of any meeting.

Also, qualify that any fees (and for adverse typically there will be) are paid on offer/completion and therefore only based upon success.

If you want to give an overview of the adverse you have, I or someone else will quickly be able to confirm there are likely to be solutions and therefore worth seeing a broker..

    Good luck

I agree with Dave on this, only pay on offer/completion.

Also it would be a good idea to post your circumstances, peoples interpretation of bad varies massively and what you see as bd we could see as relatively mild.

Thanks for the replies. Here is an overview-

Looking for a joint mortgage on a property value of up to £250k.
    My income= £38k
    OH income = £35k
    Combined savings of £50k

Currently renting @ £750 pm between us.
    No dependants.

OH has a car on finance @ £101 pm

    I have no creditors.

OH has a perfect credit history.

    I have 7 defults all dated between 2010 -2011.
All are settled or satisfied and nothing is owed.

So we are looking at a mortgage of about 80% LTV.

    Is this realistic?

Should add that all debts were cleared in 2012 if that makes a difference... So i can show 2 years of good money management

There will be lenders for this definitely.

Possibly the odd 1 or 2 high street lenders but if not there will be other lenders at fairly reasonable rates. 1 for a broker without doubt as 7 defaults is going to cause a few lenders to decline but I do think you will be ok getting a mortgage.

Not trying has the same result as being declined.

You dont get if you dont ask... Your not going to get a mortgage if you dont ask for one.

    True..
But it has given time to save a decent deposit and show a longer time of good money management which will hopefully make us more attractive to lenders. So i guess thats another way to look at it :-)

Thanks for all your replies. We have now reached our savings goals and are activly looking for a good broker.

Google returns some really shady companies that all take fees upfront so any advice as to where to start looking would be great :)
