Hi All

Under help to buy equity loan, can you;

- Negotiate price reductions?
- Negotiate house upgrades?
- Negotiate stamp duty paid by builder?

I have read so much conflicting information that I am confused! Also, anyone used Newbury Building Society help to buy?

Yes to all three.

The builder will price the property based on what it can get, so if you are in an area selling fast, don't expect much.

However, in the case of cash incentives if your lender does not accept them, the value will be deducted from the valuation, so you might as well have taken it as a price reduction.

We're newbuild specialists and we've never needed to use Newbury Building Society and we're sourcing based on rate and fees pretty much all the time.

I was looking at Newbury as the rate of 3.19% seems fairly good and applies to the area we are looking.
