2 late payments and mortgage application

Hi all,
My wife and I are looking to buy a house at 200k, we have 10% deposit and our combined incomes is around 65k so can fortunately easily afford the repayments.
She has a completely clear credit report with no missed payments etc. I however have a ccj for £490 from 2009 which was satisfied in 2010 and 2 late payments (not after each other) on a hire purchase agreement that was settled around 18 months ago.
A brief chat with the mortgage advisor and he doesn't see an issue with the ccj as it was satisfied 4 years ago but I'm concerned about the late payments. I'll get a better chat with him next week regarding these but wanted to see if anyone could offer any advice?

Will these cause problems when applying for the mortgage even though they were over 12 months ago?

Also this agreement with the 2 late payments is only in my Equifax report and not on the experian.

    The CCJ is a bigger issue than the missed payments and you are likely to be declined by some lenders

    If the person you are seeing is a broker, they should be able to manage this for you

    If they are a branch advisor then they only have one set of criteria, one credit score and limited knowledge and you may be getting false hope

    For example it is likely to fall outside of Santander criteria as they currently do not accept any adverse in last 6 years

    Yes it's with an independent broker so I'm hoping he can work something for us. Although my ccj was satisfied, it wasn't marked on my report as being satisfied. Now that's done, these two late payments are the only other negative things on my report.
    Every other credit agreement such as store card, loans (now both settled), mobiles etc. are all perfect. Will they take this into consideration or let me give an explanation into the late payments. I've asked the hire purchase company to remove the marks on the report as a good will gesture but they've declined.

    Im with Dave, the ccj is worse than the odd late payment.

    That being said, this should be possible to place with a couple of lenders I would imagine. Possibly high street/possibly not - it will depend on the rest of the application.
