Mortgage Application YBS

21/06/2014 - House viewed .
23/06/2014 - First Offer .
24/06/2014 - Best and Final Offer as there were several offers for asking price
25/06/2014 - our offer accepted
28/06/2014 - AIP with ybs applied online via YBS approved agents
30/06/2014 - AIP approved
30/06/2014 - Agent submitted application online

Agent is yet to receive an email requesting for supporting documents.

Anyone who has recently applied for mortgage with YBS, please share your timeline as my seller would atleast like to exchange contracts by second week of August. Hence we are slightly nervous.

Any advice much appreciated. looking forward for responses.

    I don't, but what's a "YBS approved agent?"

    Apart from YBS Branches, YBS do approve a few IFAs (their company) to run as YBS branch who would sell all YBS products ranging from savings to mortgages etc. So they would appear in YBS search locator online for nearest branch services and they have direct connection with YBS head office.

    Any recent experience with YBS much appreciated .

    Mine took a month from house offer to mortgage offer. Valuation was done 4 days after application submitted then 3 more days at the underwriters before we got the written offer in the post!

    Mine was a while ago so probably not applicable. But I had an offer in under a week from online application!

    both seem very quick .

    For us they havent even sent us a request asking for supporting documents :-(

    when agent phoned them they have told that they have a 48 hour back log!!!

    Fingers crossed .
  • My experience with a recent YBS mortgage application:

    21/02/2014 DIP granted (in branch)

    28/02/2014 Offer accepted

    Full mortgage application submitted via phone (not sure of exact date)

    10/03/2014 Valuation

    25/03/2014 YBS emailed to say mortgage offer had been accepted

    26/03/2014 My solicitor emailed to say they had received mortgage offer from YBS

    31/03/2014 Completion date

    So, 4.5 weeks from offer to completion, no chain & a vendor demanding a quick sale. Very, very impressed with comms and speediness throughout. Despite various mistakes by solicitors (both on my side and the vendor's), YBS pulled out all the stops to get things moving as quickly as possible (my sale would have fallen through if not completed by 1st April, as dictated by vendor).

    I know some people are not all that keen on YBS as a mortgage provider (due to strict lending criteria and not offering mortgage products via brokers, I think?), but this is my second mortgage with them and I've been extremely pleased both times.
