    I suspect it is 8 miles from the centre of London. Central London is a bit bigger than one spot, it spans several miles so it is probably only 2-3 miles from the start of central.

    There is a Greggs though, so no need to actually go into the middle.

    In any case, according to the estate agent you can use Putney station which has excellent links to Central London.

    There are plenty of flats in London today that don't cost £300k and are in nice enough areas. As I said, a graduate and their partner could afford the flat me and OH started in back in 1987.

    Most graduates don't start life in London's swankiest areas - they work there way to those areas with pay rises and thoughtful house moves.

    The fact is that these places in my OP are available only to a very select few. They are tiny places in absolute hell holes. They're not in slightly run down areas for the most part.

    I've been listening to that for 30 years.

    Up until 9/11 in 2001 London was constantly being bombed by the IRA. Even in August 2001 there was a bomb here in Ealing. That was followed by the 7/7 bombs in 2005. I actually knew someone who sold up and went north because of the 2005 bombs. All that must have depressed demand for London homes.

    Also I can't stress enough how much London homes have changed since the early 90s with loft conversions and extensions. London homes are now tardis like and really do make great family homes. Plus, the schools are really good. People don't want to move out anymore.

    It is 6 miles from Kensington. I know because I used to cycle it every day (up and down s0dding Putney hill). And yes transport links are poor but Barnes station and Putney bridge are not too far and there is good access to the A3.

    I don't know most of the areas in the OP. East Sheen is pretty posh I think and you can get a studio flat there for £250k (the 3rd property). I'm actually amazed you can find anything in Sheen for that price.
    East Sheen in south-west London is one of those rare corners of the capital where parents feel safe to let their children out to play, or to venture down to the shops with their friends. Residents describe it as an area where everyone knows your children and looks out for them.

    This, plus the proximity of Richmond Park and a number of popular and successful state primary schools, makes East Sheen a big draw for families.

    It is south of the river, with Richmond to its west and Barnes to the East.
    East Sheen is popular with comedians, actors, newsreaders and TV journalists. Catherine Tate, Omid Djalili, Sir Trevor McDonald, Andrew Marr and Ashes to Ashes star Philip Glenister all live there.
    Rightmove lists 4 flats under £250k in East Sheen.

    The 1 bedroom flat that OH and I bought in 1987 would cost about £180k now. I loved this flat and it was a 5 minute walk to 2 tube stations (both Piccadilly and Central lines). From the local tube station to Oxford Circus the journey time is 25 minutes. It is close to 2 parks and a canal.

    Our graduate kids (and their girlfriends) could afford this flat. If they wanted to live some where posher( or they don't have a girlfriend) they can group together with friends - which is what our friends did back in the 80s.

    You do need a deposit. I was chatting with some friends at dinner recently and this came up. We were all either given or lent deposits by our folks, to a man.

    I used to cycle up and down that hill too when I was living in Putney! That was about 4 miles to Kensington.
