Can you secure a mortgage before your house sale

Hi all, said it all in the title really but never been in this situation before, can you secure a mortgage for a new house whilst your current house is on the market unsold with no offers, or do you have to have an offer before proceeding, even if the money you would receive from the house sale isn't being used as you already have your deposit and if it remained unsold you could afford to sustain the 2 mortgages. thanks in advance.

Are you sure both mortgages are affordable? Lenders will use a different matrix to you I suspect.0
