better mortgage/service than ING Direct - please advise

Over the last few months i've realised why INGDIRECT only offer a postal service, i suspect someone would have inflicted serious actual harm if you could go into their offices :mad: Basically i've been trying to get a mortgage with them since Jan, only they make so many mistakes, loose paperwork etc, it's still ongoing. We have no financial trouble atall, I suspect the pope himself would loan me money if i ask nicely enough, we're hoping to complete in 3-6 weeks, i was putting up with ING as the low rate/lack of fee's but they're rate isn't as competetive and there's only so much :mad: :mad: :mad: i can take!
So..not first time or next time buyer..i need 82%+ (£85K) over 25 years, with as little fee's and tie in as poss. I can cope with 2/3 years tie in, but no more. ING currently 5.64% (5.8% for overall comparison) and no fee's atall.....and i'd really like somewhere i can physically go to give in paperwork etc....who can do better?
Also can I use the survey i got 2 months ago for a new application or will they all insist i do it/pay for it again?
Please tell me where to go...or i fear i'll be on crimewatch next week

My feedback on ING Direct for a new mortgage is that it is a pretty risky company to apply to for a mortgage unless you want to loose £150:My son recently applied to them for a mortgage for a flat and was attracted to the £150 "survey fees" being refunded after completion. The flat was for sale for £106000 and he had aprox £70000 for the deposit so needed only about 40k. The lease was for 125 years and the flat was in a well cared for purpose built block of about six flats on the second floor. Structurally the building was only about 25 years old, good condition and had new central heating, wiring etc. In short it was a good quality flat and others in the block had sold recently for 115k, although the carpets needed replacing and possibly needed freshening with new paint on the walls but only a weekend of work at the most.After grabbing our £150 for the "survey" ING then refused the mortgage on the grounds of "the condition" of the flat. Through the estate agent we discovered their surveyor was astonished at this refusal as he was adamant he had not said anything detrimental to refuse it on condition.We tried speaking to the ING Direct call centre and two things became clear. 1. Their call centre seems to be manned by kids with no authority, initiative and extreme basic training. 2. Secondly thank God they refused us .... we ended up getting the mortgage elsewhere and it gave us a chance to sample quality of the people in the ING Direct call centre who are hopeless and Ild hate to have been dealing with them long term!Since then we got a mortgage with the Woolwich but dealing initially with ING wasted our time and cist us £150 as ING refused to refund the £150 for the survey. I spoke to the ING call centre, it seems to me that the refusal to give a mortgage they had previously agreed on for a perfectly reasonable flat was either incompetence or nothing to do with the survey and just an ING scam to get lots of £150 survey fees in .... or worse they have a cash crisis and havent enough money to lend on all the mortgage applications they had attracted. From what I have read about ING Direct finances they are having problems and I would not be surprised if there is currently an ING Direct Crisis and ING Direct will be become unstable like Northern Rock If you are planning to borrow from them for a new mortgage our experience with ING Direct shows that there is a very strong chance you will fill in the online form for the mortgage, speak to their call centre and then get fully accepted for a mortgage at which point they will encourge you to give them £150 for the survey which they tell you they will refund after completion. Once the survey is done they will refuse the mortage based on the survey even if it has nothing detrimental within it. I think its a scam and sugest that you stand to loose £150 survey fee to them. Proof of this to me is that the better and more detailed survey from the woolwich showed the flat to be a very good investment and the mortgage was completed with the Woolwich with a level of professionalism most definitely lacking at ING Direct0
