    Acg your far more clued up than me so I won't argue.
    In my case if halifax won't let me port the mortgage then I'll sell up and take my medicine.
    Put the money in a years bond and try again.
    Find a good broker who thinks in a year with our large deposit only one default between us for £350 there be a good chance a small building society might touch us.
    What I've learnt this month is you pay from your mistakes in life, and with poor credit my god you pay the price

    We got 2 year fix at 4.74% with Kensington in February at 84% LTV. We could have gotten closer to 2.5% if we had a larger deposit. Credit scores average but a few late payments in the last 3 years.

    Totally agree, same happened to me. You make decisions at the time, not considering what they really mean for the future.

    I wish I had known MSE and this forum in particular existed a few years ago, so I could have started to fix things sooner. Their advice may not always be what I want to hear, but I do see so many people try to help that you have to take some comfort that other people have been just as stupid as I was and gotten out of it in the end, whenever that may be. For me, it was 6 years, hope it is sooner for you.
