Mortgage offer due soon. Increasing deposit amount last minute + fixtures question

Hey all.

So looks like FINALLY our mortgage offer might be in very soon *touch wood - not superstitious normally - but its been so long now I'm not changing anything*. (approaching 4 months I think...thanks to the EA MA's frequent screwups)

At the time we applied, we were putting down 40k and a 70k mortgage (20k being gifted from parent). I've been planning to make the max allowed 10% overpayments to bring the balance down as fast as possible.

Our Skipton mortgage tracker page has changed to Date Case Offered.....so that sounds promising, assuming the final valuation is ok.

I'm wondering now however, as its a few months down the line.....I'm now in the position to pay a little more......assuming I get the offer in for the mortgage, would I be allowed to say for aguements sake that I'd like to change it to a 60 or 65k mortgage, and so pay the extra 5k up front?

Or would this then cause a load of additional delays and be better to just keep that spare in the bank gaining some interest to offset a little of what paying out per month?


On another note.......at what point do we normally expect to get a list of "fixtures and fittings"??

We were told verbally by the sellers that a couple of things in particular would be staying (a range cooker and a cast iron multi fuel stove in the front room)

The original listing on the EA website only mentioned "space for a range cooker" but they said they would be leaving it.

The other thing was a cast iron multi fuel stove....my partner was told by the lady half of the sellers, that originally they planning to remove this and put in a cheaper version before they left, but that they would leave it in as we were paying slightly above the asking price.

I kinda wish we'd get these fixtures lists in the early stages rather than the near end when splashing cash out here and there on fees and other covers.....would be one less thing on my mind that's for sure

Whilst it would be glaringly obvious if the range cooker was missing, for the fuel stove in the front room, the only thing I can use to go by to see if it has been swapped, is the photo of the room in its previous condition....not sure how I'd feel to then look and see its some butt ugly replacement they would put in
