Should I buy in London or wait?

For me the key thing is interest rates, I don't believe they will return to even 3% for a very long time. I think it might turn out that those that rushed for a five year deal made an error. The economy's of the west are still really weak. Housing will remain the default clever move in these uncertain times, especially in the uk as no political party will have the balls to put capital gains tax on normal people's only home and nor will they ever build enough houses in London whilst rents will remain forever high.
London property still offers a very safe place to park your money and your family.
On the nose.

OP, I've been having a quick look at some places that are near to Bermondsey/Surrey Quays (for the Jubilee line)
This one is on a fairly quiet estate, it's generally well maintained and there is some parking there, it may well suit your needs?

This one is within spitting distance of Surrey Quays station, the area is notorious for the heavy traffic but this close is quiet and off the main road.

This one is in a lovely estate, the buildings have lovely large windows and high ceilings, the whole estate is very quiet and there is lots of trees, greenery and even wildlife! (lots of birds!)
I'm not sure why it is so cheap to be honest. You could get the train at New Cross gate station which is on the Overground route, change at Canada Water for the Jubilee line. This estate does tend to be very popular with Chinese and Vietnamese people.

There are lots of flats like this one for sale. The estate itself isn't bad (it used to be the old Millwall football ground) but it does sit fairly near to the local waste incinerator and there are heavy lorries thundering up and down all day. It is also very near to a permanent traveller site. (Make of that what you will!) The actual flats aren't bad though and most people that I have met seem to be quite happy living there.

Thanks - so for anything half-decent is the minimum about half a million?
hmm..........this becomes a real conumdum once again.
I'm not bearish but the fact that we're only 5 months into the business means I think it's risky (and we might not even be able to get the mortgage). Would be different if we knew for sure we'd be in London.
We are currently taking a serviced appartment which we only have to pay for 4 days a week. It's better than commuting or living apart but the downside is that I've seen bigger broom cupboards.
I'd second Generali's suggestion of Clerkenwell / Finsbury. That area of EC1 and N1 is quite a bit cheaper than WC1, for example - you can get very nice 1 bed flats for £400k and decent 2 beds for £400k to £500k. And transport's good to both Westminster and Angel (easy walking distance to the latter).
That's where we live, and it's great. Feels safe at night, great restaurants, theatres, cinemas, fantastic transport links of all kinds, close to the centre.

Wow didn't realise London prices where that insane... You could have a little mansion for those prices oop north...0
-
Yep. I can buy the three-bedroom, corner plot, front and back garden and garage and shed, backing on to playing fields, house next door to my sister (out there in the regions somewhere) for about 30% of the price I just paid for a two-bedroom ex-council flat that is "in need of some refurbishment" (estate agent speak).
Thing is though, when all's said and done, it ain't London. If I breathed clean air my lungs would explode like those deep-sea fish if you bring them to the surface, and I get apprehensive that I've missed something terrible (mass alien abduction, plague etc) if there isn't a crowd of tourists pushing and shoving all around me in the street or on public transport. So what you gonna do?
