Strange question regarding flood zone, please have a look

Hi Guys,

we are in the final stages of buying a house. All surveys have been done, mortgage offer has been received. We met with our solicitor who advised we do a flood search.

The flood search has showed that the property is a medium risk flood due to a new thing put in place called surface water flooding?

We have confirmation from the flood search that the property has never been effected by floods and we have been able to get buildings and contents insurance which includes flood cover for a reasonable price. (as have the current owners)

Our solicitor has now said that it is his duty to inform Santander of these findings!

Has anyone ever had a similar situation as this? What are Santander likely to come back and say?

I hope this isnt going to put another spanner in the works!

We are aware of the 'new flood risk'. We have been able to put insurance in place and we paid £10k under the asking price for the house anyway.

Surely there cant be any more problems with this?

    Solicitors love a spot of 'duty'!

    I suspect Santander won't blink - according to flood search only Ben Nevis is low risk.
