mortgage booking fee and LTV%

If I have 20% deposit for a house costing 200k, so I have 40k deposit. Then if I add the mortgage booking fee of £1000 to the mortgage, will I no longer have 20% deposit?
I ask because this could affect the interest rate I can get?

Most lenders will allow you to add it and still keep the same product.
