But it is 13 years since I bought a house ;)

I have had my offer accepted
Had my mortgage approved
Got my survey back.

I knew that the house would need central heating fitted and I suspected it was likely to have asbestos somewhere. It also has damp but isolated and easily sorted.

The survey has recommended the following;
Checking windows have keys and can actually open.
Obtain a gas safety cert - appears to have been no gas servicing for at least the last 9 years (worried about them condemning the fire)
Have an electrical survey which my survey suggests will find a rewire is needed.
Having the wiring in the loft redirected over the insulation rather than under where it is a fire hazard.

Question;
I have directed these points to my solicitors who have said they have to wait for the contract documents from the other parties solicitors before we can raise it with the other parties solicitors. Do we just wait for one set of solicitors to talk to the other (I have a horrible feeling I know the answer to this one!) Then if a full rewire is required and I want a reduction in price to reflect this I put this to their Estate Agents?!!!

    The survey will nearly always give a 3/red mark next to gas and electrics as they do not check them.

    Do you think they are going to need a rewire? When I bought my house it was a dead give away as he had extension leads everywhere from the 1 plug socket that didnt have black sut around it. You could also tell by the sockets as they were yellow tinted and old fashioned.

    If its a give away that its probably on its way out, then you can negotiate sooner rather than later or get your own electrician in now.
